如果您所购买的是已经完工的项目或者二手转售单位,那么买房过程会来得比较快。 购买现成单位 如果您所购买的是已经完工的项目或者二手转售单位,那么买房过程会来得比较快。 第一步是在选好了要购买的项目后,签署选购权书(Option To Purchase,简称OTP),这将为买家保留有关单位大约两个星期,以作出购买决定。在这个步骤买家必须付单位价格的1%做为选购权费 (option fee) ,如果最终买家放弃购买有关单位,选购权费将被没收。 第二步是签署买卖协议(Sales & Purchase Agreement),买家必须付购买价格4%的抵押金,这个程序耗时约两个星期。 第三步,买家的律师将会代客户展开产业调查书(Legal Requisitions),查看有关产业是否有受到政府发展计划的影响,比如部分地段将被保留作为扩充路面或装置煤气输送管用途等等。 第四步,如果一切没有问题,买家就必须付清剩余的95%房款,而卖家则把交钥匙正式交给买家,交易就此完成。 所以如果一切顺利,不包括买家考虑的时间在内,买一间房子前后只要8到10个星期,就可以完成交易并拿到房子。 “究竟买屋前后需要耗上多少时间?购买房子的程序是什么?”
