购买现成单位的过程

  如果您所购买的是已经完工的项目或者二手转售单位,那么买房过程会来得比较快。 “究竟买屋前后需要耗上多少时间?购买房子的程序是什么?” 购买现成单位如果您所购买的是已经完工的项目或者二手转售单位,那么买房过程会来得比较快。 第一步是在选好了要购买的项目后,签署选购权书(Option To Purchase,简称OTP),这将为买家保留有关单位大约两个星期,以作出购买决定。在这个步骤买家必须付单位价格的1%做为选购权费 (option fee) ,如果最终买家放弃购买有关单位,选购权费将被没收。 第二步是签署买卖协议(Sales & Purchase Agreement),买家必须付购买价格4%的抵押金,这个程序耗时约两个星期。 第三步,买家的律师将会代客户展开产业调查书(Legal Requisitions),查看有关产业是否有受到政府发展计划的影响,比如部分地段将被保留作为扩充路面或装置煤气输送管用途等等。 第四步,如果一切没有问题,买家就必须付清剩余的95%房款,而卖家则把交钥匙正式交给买家,交易就此完成。 所以如果一切顺利,不包括买家考虑的时间在内,买一间房子前后只要8到10个星期,就可以完成交易并拿到房子。 Source : Zao Bao  

购买未完成的公寓的过程

  走进示范公寓并购买第一套公寓的过程是什么? 我需要知道什么? 时间方面 如何? “有没有想过购买购买未完成房子的过程是 怎么样?” 购买未完成的新项目如果您选择的是还未完成的新项目,那么买房过程就会比较长。 第一步,签署选购权书的有效期限通常为三周,买家拥有较长的时间决定买或不买。而有关选购权费则占单位价格的5%,如果买家最后放弃购买,将可以拿回75%的选购权费。 第二步一样是签署买卖协议,当买家从发展商手上拿到买卖协议后,拥有三个星期的时间签署,否则有关买卖协议就会过期。此外,买家也必须在这个步骤缴付资产价格15%和相关程序费用,付款期限为八个星期。 第三步则是等待项目完成,这个过程依不同项目和发展商而定,短则几个月,长则二到三年不等,主要看有关项目的工程进度。这段期间,买家必须开始偿还余下的款项,分期付款详情会根据项目发展进度作出调整,直到项目获得法定完工证书(Certificate of Statutory Completion)后,买家才需要付清剩余的款项。 所以购买新项目单位的过程较长,不过对于买房自住的买家来说,可以住进舒适的梦想屋,等待也是值得的。 Source : Zao Bao
